The problem with chasing low CPL
Real estate is one of the most competitive categories for digital advertising in Mumbai. With ticket sizes running into crores and many projects launching in the same micro-markets, it is tempting to measure success by cost per lead (CPL) because it is the easiest number to report. But a ₹150 lead that never picks up the phone is more expensive than a ₹1,500 lead that books a site visit.
The developers and channel partners who win online measure the whole funnel: lead, qualified conversation, site visit, booking. Every decision below follows from that. (Want a team to set this up? See our performance marketing service.)
1. Agree on what a qualified lead means
Before spending a rupee, sales and marketing should write down what a sales-accepted lead looks like. For most Mumbai projects that includes:
- Budget band that matches the inventory, such as ₹1–1.5 crore for a 2 BHK in a western suburb.
- Configuration interest: 1, 2 or 3 BHK, or commercial units.
- Purchase timeline: ready to buy in 0–3 months, 3–6 months or just researching.
- Locality flexibility: whether they would consider nearby areas.
- Purpose: self-use or investment, since the pitch differs.
Use these as qualifying questions on forms and in the first call, and feed the outcome back to the ad platforms so they learn which leads matter.
2. Give each channel a clear role
- Google Search: captures buyers already searching for projects, builders or configurations in a specific locality. This is usually the highest-intent traffic, so protect it with tight keywords and strong negatives.
- Meta (Facebook and Instagram): reaches likely buyers before they search, using video walkthroughs, location benefits and offers. Excellent for launches and pre-launch interest lists.
- Property portals: catch comparison shoppers. Useful, but leads are often shared with competing projects, so speed of follow-up matters even more.
- YouTube and influencers: build trust with detailed walkthroughs, neighbourhood guides and honest reviews from creators the audience already follows. See our influencer marketing service.
- WhatsApp and calls: where most conversions actually happen. Automated brochure and location messages help, but a real person should follow up.
3. Creative that respects Mumbai buyers
Buyers in Mumbai are well informed and wary of hype. Creative that performs tends to be specific and honest:
- Show the real view, real layouts and the actual carpet area, not just renders.
- Lead with connectivity: distance to the station, metro, highway or business districts.
- Be clear about possession timelines and RERA registration.
- Use walkthrough videos and site footage rather than only static images.
- State a starting price where possible. It filters out unsuitable leads before they cost you sales time.
4. Landing pages and forms that filter
A good real estate landing page answers the questions a buyer would ask on the first call: price range, configurations, floor plans, amenities, location map, possession date, RERA number and developer track record. Add one clear call to action, such as booking a site visit, and keep the form short but qualifying. If you use instant forms on Meta, add at least one or two qualifying questions; slightly fewer leads at much higher quality is usually the better deal.
5. Speed and discipline in follow-up
Most real estate campaigns fail after the lead arrives, not before. Buyers often enquire on three or four projects in an evening, and the first useful call usually wins the site visit. Put these basics in place:
- Route every lead into a CRM instantly, with the source and campaign attached.
- Send an automated WhatsApp with the brochure and location within minutes.
- Call within 15 minutes during working hours, and follow a set cadence for unanswered leads.
- Record the outcome of every call: qualified, not qualified, site visit booked, booked.
- Share outcomes with the marketing team weekly so budgets move towards the campaigns producing site visits.
6. Measure the full funnel
Report on these numbers by channel and campaign, not just leads:
- Cost per lead and cost per qualified lead
- Lead-to-site-visit rate and cost per site visit
- Site-visit-to-booking rate and cost per booking
- Average time to first contact
Once you can see cost per site visit, the conversation changes. Campaigns with a higher CPL often turn out to be the most profitable, and budget can be shifted with confidence.

Frequently asked questions
Why are cheap real estate leads in Mumbai often useless?
Low cost-per-lead campaigns usually attract people who tapped an instant form out of curiosity, are outside the budget band or are looking in a different micro-market. They inflate lead counts but waste your sales team's time. Judge campaigns on cost per site visit and cost per booking instead.
Which channels work best for real estate marketing in Mumbai?
Most projects combine Google Search for buyers actively looking in a locality, Meta ads for reaching likely buyers and building awareness, property portals for comparison shoppers, and WhatsApp plus calls for follow-up. The right mix depends on the project stage, ticket size and buyer profile.
Should real estate ads use instant forms or landing pages?
Instant forms bring volume, while landing pages bring more intent. Many developers use landing pages for higher-ticket projects and add qualifying questions such as budget, configuration and timeline when they use instant forms.
How fast should a real estate lead be followed up?
As fast as possible, ideally within minutes during working hours. Property buyers often enquire on several projects at once, and the first developer to call with useful information usually gets the site visit.
